Q. Are your estimates free, or do I have to pay for them?

Answer. All our estimates are free. We will arrange a site visit where appropriate to discuss the proposed works, understand your requirements and identify any potential issues before preparing your quotation.

Q. Will VAT be charged on my project?

Answer. VAT depends on the type of work and the circumstances of the project. Most building works are subject to the standard rate of VAT, while certain qualifying new-build homes may be zero-rated and some qualifying works may be subject to a reduced rate. VAT treatment can be complex, so please contact us to discuss your individual project.

Q. Do I need planning permission or Building Regulations approval?

Answer. This depends on the type and scope of the work. Some extensions and alterations may qualify for permitted development, while others require planning permission. Building Regulations approval is commonly required for new builds, extensions, loft conversions and structural alterations. We can help you understand what may be required and coordinate with the appropriate professionals where necessary.

Q. How do your deposits and payment arrangements work?

Answer. Payment arrangements depend on the size and nature of the project. Smaller works may require a deposit with the balance payable on completion, while larger projects will normally have an agreed deposit and staged payments. The payment schedule will be discussed and agreed before work begins.

Q. Are your electrical, plumbing and gas contractors appropriately registered?

Answer. Where electrical, plumbing or gas work is required, we use experienced specialist trades who hold the appropriate registrations and qualifications for the work they undertake, such as Gas Safe and NICEIC where applicable.

Q. Can I view examples of your previous work?

Answer. Yes. We are proud of the projects we have completed and, where appropriate, can arrange a visit to view a previous project. With permission from previous clients, we may also be able to arrange a conversation with them about their experience of working with JEB Building.

Q. Do you project manage the whole job?

Answer. Yes. Full project management is one of the key services we provide. We coordinate the construction programme, trades, materials, deliveries and specialist contractors to keep the project moving efficiently and ensure that the agreed works are delivered to a high standard.

Q. Can you undertake a complete project from start to finish?

Answer. Yes. We can become involved from the early design and planning stages, coordinate architects, structural engineers and specialist consultants where required, manage the construction process and organise the various trades and materials through to completion. Our aim is to provide you with a single, experienced point of contact throughout your project.

Q. What areas do you cover?

Answer. We are based in Exmouth and primarily work throughout East Devon, Exeter and the surrounding areas. If you have a project slightly further afield, please get in touch and we can discuss your requirements.

Q. Do you take on both large and small projects?

Answer. Yes. We undertake projects of all sizes, from smaller repairs and alterations through to large extensions, complete refurbishments, bespoke new-build homes and commercial projects. We apply the same professional approach and attention to detail regardless of the size of the project.

Q. Can you help with the design and planning of my project?

Answer. Yes. We can help guide you through the early stages of your project and work alongside architects, architectural designers, structural engineers and other professionals where required. Our experience as a contractor can also help identify practical construction considerations before work begins.

Q. Can you arrange the different trades required for my project?

Answer. Yes. We coordinate the trades and specialist contractors required throughout the project. This can include electricians, plumbers, heating engineers, plasterers, roofers and other specialist trades. We work with trusted professionals who meet the standards we expect from everyone working on our projects.

Q. How long will my building project take?

Answer. Every project is different, so the programme will depend on the size, complexity and specification of the works. Once we understand the scope of your project, we can discuss the expected timescale and keep you updated throughout the build.

Q. Will I have a dedicated point of contact during the build?

Answer. Yes. Clear communication is important to us, so you will have a point of contact throughout your project. We will keep you informed of progress and discuss important decisions or issues with you as the work progresses.

Q. How do you manage the project budget?

Answer. We discuss the budget and scope of works at the beginning of the project and provide a detailed quotation based on the information available. During the build, we carefully manage materials, trades and the programme. If changes or additional works are required, these will be discussed with you before proceeding wherever possible.

Q. Can you work from plans provided by my architect?

Answer. Yes. We regularly work alongside architects, architectural designers and structural engineers and can build from an existing set of drawings and specifications. We can also provide practical construction advice where required.

Q. Do you work with architects and other professionals?

Answer. Yes. We have experience working as part of a wider project team and can coordinate closely with architects, structural engineers, building control and specialist consultants to help ensure the project runs smoothly.

Q. Can I remain living in my property while the work is being carried out?

Answer. This depends on the type and extent of the work. For some projects it is possible, while larger refurbishments or structural works may make this impractical. We can discuss this with you during the planning stages and help minimise disruption wherever possible.

Q. Do you provide guarantees or warranties for your work?

Answer. The arrangements for guarantees and warranties vary depending on the type and scope of the work. We can discuss what is applicable to your particular project before work begins.

Q. What happens once the work is completed?

Answer. We will work with you through the final stages of the project to make sure the agreed works have been completed to the required standard. Where applicable, we will also coordinate the relevant certification and completion documentation.

Q. Do you take on small repair and maintenance projects?

Answer. Yes. We do not only take on large construction projects. We are happy to consider smaller works such as chimney repairs, roof repairs, water damage, plastering, rendering, internal alterations, kitchens, bathrooms and other building repairs and improvements.

Q. Can you carry out groundworks as part of my project?

Answer. Yes. We can undertake and coordinate a wide range of groundworks, including excavation, foundations, drainage, concrete works and external works. We have our own machinery and can arrange larger specialist plant where required. For technically complex works, we work alongside trusted specialist contractors and consultants.

Q. Can you manage external works and landscaping?

Answer. Yes. We can coordinate external works such as patios, paths, driveways, retaining walls, levels and hard landscaping. Where specialist landscaping is required, we can work with trusted landscaping contractors to complete the external areas as part of the wider project.
